Large Project T&Cs

Large projects such as extensions or new builds may be estimated or quoted depending on the circumstances.

Estimated projects  - materials and times estimates are separated as line items. Costs can move and estimates are only an indication of price. If cost moves by more than 10% on any line item then you will be notified prior to purchase to allow options to be considered.

Quoted projects - these are usually better defined projects with existing building control drawings that allow for proper QS to be completed. Cost of materials can move so if there is more than 3 months between quote and project we reserve the right to revise prices in line with the changes in construction build costs as recorded by the Office for National Statistics. 

Deposits & Cancellation -  A holding deposit of 10% is required to secure a build slot, this is a security held by us as an insurance against cancellation of the contract by the client without sufficient notice. Standard notice period is 3 months prior to the agreed start date. The deposit will be returned minus a £30 admin fee if the contract is cancelled by the client before the notice period. The deposit will be held by us if the cancellation is after the start of the notice period. In the event we  are unable to start within 3 months of the agreed start date we will return the deposit in full.

Payment -  As a small business we rely on prompt payment by our clients. We only bill for work completed and materials that are on site or special order items (such as bespoke windows / cabinetry). Our invoices make it clear what you are paying for. We ask that all payments are made directly to our bank account using BACS, all details are on the invoice.

Stage payments - Prior to commencement of works we will provide you with a project plan which provides estimated dates for the progress of the works. Routinely we bill every 2 weeks for the work completed against the plan and materials on site. If you wish to retain the last payment until snagging is complete (or the work is inspected by your architect) then that is fine but please inform us before the project starts so that we can manage our cashflow appropriately.
